Every few years the housing market rewrites the rules, and buyers who learned the last set of rules show up unprepared for the new ones. Home prices at the national level have remained well above their pre-pandemic levels even as sales volume collapsed. The reason is supply. What it means, practically, is that the buyer who can close confidently has more leverage than the headline numbers suggest.
Shop more than one institution, because the spread in rates and costs is real. A quarter-point difference in your interest rate adds up to real money that most buyers leave on the table by taking the first offer they receive. Lender fees vary too. Ask each lender for a Loan Estimate document, which breaks down all costs in a standardized format.
The appraisal is the lender’s check, not yours. When the appraisal comes in below contract, the deal does not automatically die, but it does require a decision. Ask your agent what the local pattern looks like before you structure an offer without an appraisal contingency.
Price matters, but terms matter too. Deal structure has won more competitive situations than overbidding has.
For buyers with the financial cushion to handle a repair bill without panic, this market is workable, even if it is not cheap or easy. The homes that meet real criteria at a realistic price are still moving. They are moving to buyers who showed up prepared.
Real estate rewards preparation more than it rewards timing. Waiting for a better market is a reasonable position only if your personal situation supports it, otherwise you are just paying rent while prices hold.
